LIVWRK / Daniel Kotzer Venture to Redevelop Historic Property in Downtown L.A.’s Arts District

A new joint venture partnership formed by New York-based LIVWRK and Daniel Kotzer of Los Angeles will soon begin an adaptive reuse plan that will transform a historic 63.1k sf property in the heart of Los Angeles’ Arts District into a modern, Class A office and lifestyle project.

The partnership recently acquired the two-building asset located at 800-810 Traction Ave for approximately $20 mil and will soon be making significant capital interior and exterior improvements that will reposition the existing multistory buildings to meet the present-day needs of a variety of tenants. AtTraction, the project’s new identity, originally housed the Joannes Brothers Company, a coffee, tea, and spice processor and wholesaler, followed in the mid 1950s by the Los Angeles Desk Company.

Construction on the renovations for AtTraction is set to begin the week of September 27, with an estimated completion date scheduled for early 2023.

AtTraction represents a footprint expansion along this highly sought-after street in the Arts District for Daniel Kotzer, who is recognized as a trailblazer in the Arts District market and responsible for the development of local favorites like Willow Studios and Arts District Brewing Company. Asher Abehsera, founder of LIVWRK, has been a key player in many redevelopment projects in Brooklyn’s Down Under the Manhattan Bridge Overpass (DUMBO) neighborhood, in Los Angeles and other major US cities.

Mike Condon Jr., McKenna Gaskill and Brittany Winn with Cushman & Wakefield are representing the partnership and have been retained for project leasing. According to the broker team, the new modernized project can house a variety of users that have emerged in the Arts District, including fashion, media and entertainment, and technology companies. The campus can be fully leased to a single tenant for a juxtaposition of branding via the retail with corporate offices above, or accommodate a multi-tenant layout.

Upon completion, AtTraction will be a five-story building plus a basement totaling 53.4k sf. Floors will range between 7.5k sf to 10.7k sf, with high ceilings of approximately 10 ft to over 15 ft. 810 Traction will comprise a small two-story building plus basement totaling 9.7k sf. Each building will also offer the potential for ground-level retail.

The new ownership plans to upgrade the exterior façade and entrance/storefront of both buildings, blending its history and legacy with its reimagined future. Another significant new feature to the property will be the addition of a rooftop patio deck on the top of the 800 Traction building that will offer panoramic views of Downtown Los Angeles and the cityscape.

810 Traction will also have a private gated patio space. There is also a private parking lot serving both buildings, which will allow tenants an estimated 2.5 / 1,000 parking ratio, which is a critical selling feature in the market.

“The thought process behind this new redevelopment was really to deliver a project where experiential retail and office intersect and providing a very unique branding opportunity for a future tenant(s),” commented Gaskill. “Concrete meets cashmere is the theme of the design and no expense will be spared to make this the preeminent project in the Arts District.”

The location will also provide convenient access to a centralized freeway network as well as walkability to several desired dining, coffee shop/café and entertainment amenities.
