Trammell Crow Company (TCC) has recently acquired 40 acres of vacant land in Mesa, AZ, with plans to develop Elliot Gateway, a 516.6k sf, Class A logistics park that will include four single-story buildings. In addition, approximately four acres of land dedicated to retail use will be available for purchase by retailer users. Construction is slated to begin in November 2021 and will be complete by the fourth quarter of 2022.
Elliot Gateway will include four single-story facilities. Building A will span 151.2k sf; Building B will span 124.6k sf; Building C will span 186.1k sf; and Building D will span 54.6k sf. Each facility with offer ample car parking, truck courts, and 32’ clear heights.
Located at 9020 East Elliot Rd, Elliot Gateway is situated on a 40.5-acre site in the center of the Elliot Technology Corridor, a key demand driver and growing technological center point of the Southeast Valley. The site is 10 minutes from the Phoenix Mesa Gateway Airport and 25 minutes from the Phoenix Sky Harbor International Airport.
“Elliot Gateway marks our team’s first project in the City of Mesa. The Phoenix Mesa Gateway submarket has seen an influx of homebuilding activity recently as the metro continues to expand out towards the Southeast. This expansion has ultimately driven up demand for high-end industrial space, which is needed to accommodate a variety of large industrial users looking to expand their footprint to this area to meet the growing consumer base,” said Ryan Norris, Vice President at Trammell Crow Company Phoenix. “The site of the project benefits from great freeway frontage – which offers tenants coveted visibility – as well as direct access off of the full diamond interchange at Elliot Road and the Loop 202.”
