Grosvenor Americas has acquired the Orchard-Trimble office and R&D campus, a three-building, 218k sf property in North San Jose. The property is fully leased to Toshiba America Electronic Components Inc, the US storage and semiconductor division of Toshiba Corporation.
The property consists of three buildings on 10.4 acres in north San Jose’s Golden Triangle area. The structures consist of a 54k sf building at 2610 Orchard Pkwy, a 62k sf building at 2630 Orchard Pkwy and a third building of about 96k sf at 55 W. Trimble Rd.
The campus is near Hwys 101 and 880, two major commuting arteries in the San Francisco Bay Area. It is also proximate to San Jose International Airport and provides access to downtown San Jose via the VTA Light-Rail.
Orchard-Trimble is a modern technology campus with R&D lab space, which has been comprehensively renovated since its original construction back in 1984. The property boasts noteworthy architectural features from a high-visibility location. The distinctive glass window system and brick veneer differentiate the property on Trimble Road, which is accessed by 25,000 cars per day.
No price was given out at the time of this report, although we can tell you that the property traded hands roughly three years ago, in mid-2018, in a transaction then reported to be worth $93.5 mil.
