Alliance Residential Company Breaks Ground Long Beach Res Project

Irvine-based Alliance Residential Company has broken ground on Broadstone Promenade, an eight-story residential/retail project in Long Beach. The development consists of 189 market rate residential units atop 10k sf of ground-floor retail space. Construction is underway with completion estimated for June 2023.

Broadstone Promenade, designed by Long Beach-based Studio T-Square 2, will offer a mix of one-, two-, and three-bedroom floor plans, ranging from 545 sf to 1.3k sf in size. Amenities include a fitness center, club room, pool, podium deck, roof deck, co-work spaces, and three levels of subterranean parking with 268 car stalls and 40 bike stalls.

Long Beach Mayor Robert Garcia notes, “This project adds much needed housing to our city and brings even more character and diversity to the heart of downtown Long Beach, linking The Promenade to Pine Avenue. The building’s distinctive design and location on the corner of Broadway and Promenade will create a vibrant focal point and bring vitality by adding active street-level retail.”

Situated at 201 The Promenade North in downtown Long Beach, the project was initially entitled by Raintree-Partners in 2018 and dubbed Inkwell. It was acquired by Alliance in 2019 and renamed Broadstone Promenade. Alliance has retained the original Inkwell design by Studio T-Square 2, which won the 2019 Gold Nugget Award of Merit in the Category "Best on the Boards Multifamily Community."

Studio T-SQ2 principal Henry Tong, AIA, notes, “Our design inspiration recalls maritime references with a contemporary corner light house serving as the entry beacon. The illuminated tower will draw visitors to The Promenade and energize the neighborhood. The retail at the base of the building undulates in reference to the waves of the nearby beach, while sawtooth bay windows provide visual interest and views toward the ocean.”
