Adjacent Affordable Housing Projects in Mission Valley Have Been Completed

New side-by-side affordable housing projects in San Diego’s Mission Valley have officially opened their doors. The projects - Siena affordable apartments for seniors and Stylus affordable apartments for families – are located on Russell Park Way between Civita Blvd and Friars Rd in Mission Valley’s Civita urban village.

The $155 mil residential development is one of the largest new affordable housing projects in San Diego County. These additional apartments bring the total of affordable apartments in Civita to 456.

Stylus and Siena apartments are located within a three-minute walk of the award-winning Civita Park and the new K-5 elementary school, currently under construction. In addition to the nearby park and school, residents will have easy pedestrian access to shopping and the Civita shuttle, which connects to the San Diego Trolley. The projects are also adjacent to the future Creekside Park, which will feature a playground, dog park, walking trails and picnic areas.

Siena apartments are designed for seniors in the “extremely low income” range (30-60 percent of the area median income). They range from 540 sf to 783 sf and include one and two bedrooms. Rents start at $468 per month.

Rents at Stylus apartments, which are designed for families earning 50-60 percent of the area median income, start at $1,037 per month. Stylus features two- and three-bedroom apartments and range from 770 sf to 1k sf. (Rent for low-income affordable housing in California is set by the state.)

Each community has its own clubroom with kitchen, onsite management, computer lab, laundry facilities on each floor, and outdoor courtyard areas with picnic and barbecue areas, fitness equipment and outdoor entertaining areas.

Chelsea Investment, which has developed more than 11,000 affordable housing units at a cost of more than $2 bil, developed and owns the affordable apartments, which are being managed by the ConAm Group.

Sudberry Properties, the master developer of Civita, owns and manages the 37k sf ground-floor retail space in the Stylus building, which is planned to be occupied by LA Fitness. Torrey Pines Bank provided financing on the retail portion of the development.

Sudberry has started pre-leasing 18k sf of retail space at the adjacent mixed-use residential development called Purl. Residents at Stylus and Siena will have handy access to a variety of eateries and services, which are expected to be open by year- end.

The development team included the general contractor Emmerson Constrution, KTGY Architecture + Planning, Gouvis Engineering, Rick Engineering Company, and Schmidt Design Group for landscape architecture. Funding partners include Citi Community Capital and Raymond James. The Stylus project also received Affordable Housing Program loans administered by FHLB-San Francisco and City National Bank.
