Beyond Meat Agrees to Deal for 280k sf of Prime Space in El Segundo

1/18/21

Beyond Meat Inc has agreed to 12-year lease for 280k sf of creative office space in El Segundo. The new 390k sf building, located at 888 N. Douglas St, south of the 105 Fwy and west of Aviation Blvd, is currently under development by Hackman Capital Partners with anticipated completion in spring 2021. The lease value was not given out.

The site will serve as the company’s new state-of-the-art global headquarters, making it one of the world’s largest and most technologically advanced plant-based research centers. The cutting-edge campus is slated to open in fall of this year and is a substantial increase in the company’s footprint that will support best-in-class innovation, advanced research labs and the incubation of big ideas that further disrupt and define the plant-based market of the future.

“Our ambitious new campus and truly state-of-the-art research facilities reflect our commitment to providing our consumers, customers, and strategic partners with the very best in science, technology, and culinary arts as we together answer the global protein challenge,” said Ethan Brown, Founder and CEO, Beyond Meat. “The new campus and facilities will house cutting-edge fundamental and applied research, alongside globalized product development teams, all in service to a single goal: creating meat from plants that is indistinguishable from its animal protein equivalent. It is on this campus that we expect to advance ever more rapidly against our taste, nutrition, and cost metrics, inviting and empowering more and more consumers around the world to Go Beyond.”

The deal brings the building to near full occupancy, with approximately 40k sf still remaining available for lease. Originally constructed in 1930, we’re told the building, previously utilized as a manufacturing plant for buses by Pickwick Stage, and later for manufacturing airplanes by Douglas Aircraft, has pretty much been rebuilt from the ground up. It is within a portion of a former Northrop Grumman Corp campus in El Segundo being converted by Hackman.

Conveniently located a few minutes from LAX and walking distance from the METRO C (Green) Line, the addition of the expansive campus will further enable Beyond Meat to attract the world’s best talent with a focus on holistic wellness including a fitness center, cafeteria, ample outdoor spaces, and interior living walls to promote healthy air quality. The space will be designed to be LEED and Fitwel Certified to align with Beyond Meat’s mission and commitment to sustainability and workplace wellbeing.

“El Segundo continues to be a hub for innovation with a high concentration of Fortune 500 companies, tech startups, biotech R&D facilities, and world-class talent,” commented Barbara Voss, City of El Segundo Deputy City Manager. “Beyond Meat’s expansion into its new, state-of-the-art campus is emblematic of the City’s unique commercial real estate offerings for startups and global corporations alike. El Segundo is truly unique in LA – it offers a business-friendly environment and a diverse mix of companies while maintaining a small town vibe. Beyond Meat is one of several successful companies that started in El Segundo’s entrepreneurial ecosystem and we’re thrilled to see them grow and expand in the city Where Big Ideas Take Off.”

Gensler is overseeing the architecture and design work for the building. The general contractor is KPRS.

Beyond Meat was represented in the transaction by Gary Horwitz, Blake Searles, Connor Hall and Kamil Agha with JLL. CBRE’s Jeff Pion and John Ayoob, as well as Newmark’s Bill Bloodgood represented the landlord.
