A new real estate investment firm, RanchHarbor, has just started up. The firm provides joint venture equity and general partner co-invest equity, targeting commercial and multifamily real estate investments between $2 mil and $15 mil in the western U.S.
The firm, based in Newport Beach, also provides asset management, receivership and capital advisory services to institutional and private investors, asset owners and operators. RanchHarbor combines the real estate experience and industry knowledge of Isles Ranch Partners with that of former principals from Landmark Real Estate.
RanchHarbor’s leadership team includes Tom Orradre, former chief executive officer of Isles Ranch Partners, in addition to Adam Deermount, Steve Sims and John Meek, formerly with Landmark Real Estate. RanchHarbor’s principals have been collectively involved in over $3 bil of real estate acquisitions, $12 bil of asset management and workout activity, and have advised on the placement of over $1.3 bil in real estate capital.

RanchHarbor offers in-house accounting and reporting services that support its core business disciplines, which include:
• Principal Investing: Originating value-add and special situation real estate investments through JVs with local operating partners in select western U.S. markets.
• Asset Management: Guiding stakeholders through complicated transactions, development hurdles and financial restructurings while extracting maximum value from an asset throughout its entire investment lifecycle.
• RanchHarbor Receivers: Serving as court-appointed receivers to provide a wide range of workout and value-add solutions for distressed commercial, multifamily and residential real estate assets and cross-collateralized loan pools in the western U.S.
• RH Advisors: RanchHarbor’s capital advisory arm, RH Advisors, provides debt and equity capital solutions for qualified sponsors.
Earlier this year, RH Advisors arranged a $39.4 mil senior loan for the ground-up development of Acero Glendale, a Class A, garden-style multifamily community located in Glendale, AZ. RanchHarbor recently invested in a 141-unit apartment complex in Phoenix and is currently in diligence on multiple investment opportunities exceeding $50 mil of asset value with anticipated investment closings over the next 90 days.
