Manifest Point LLC Buys San Fernando Valley School Campus Property

Manifest Point LLC purchased a 15.78-acre private school campus in the western San Fernando Valley community of Chatsworth for $9 mil. The property is located at 21523 Rinaldi St, south of the 118 Fwy and east of Topanga Canyon Blvd.

Nestled in the Stoney Point Park foothills, the property features include: 16 Buildings totaling approximately 22k sf; a cafeteria; kitchen; swimming pools; soccer fields; basketball courts; secure parking lots with gated access; and a two-bed/two-bath headmaster’s house. The property also had in place a Pre-K through 8th grade conditional use permit for up to 420 students.

The property was occupied by Chatsworth Hills Academy a premier private school that offers programs and classes for children from Preschool through 8th grade. Chatsworth Hills Academy will be moving to Granada Hills in August 2020 and will become Granada Preparatory School (GPS).

Chris Jackson, Todd Lorber and Grant Bullen with NAI Capital’s Investment Services Group represented the seller, Chatsworth Hills Academy, in the transaction.

The new owners plan to move DNA Prep Academy onto the campus. DNA is the premier middle school for student-athlete development and provides top academics, elite coaching, and specialized training programs to students in the 6th-8th grades. Student-athletes are also provided with state-of-the-art training facilities such as Kobe Bryant’s Mamba Sports Academy, Athletic Society, and the Warner Tennis Center. The new owners were drawn to the site because it was a “blank-slate” with unlimited potential. They will be making significant additions to the campus facilities – including a new weight room, swimming pool, and football stadium. Once completed, the campus will rival every top preparatory high school in Los Angeles.

“The campus provides a safe, tranquil environment not found anywhere else in Los Angeles. This asset provides the new owner the opportunity to create a world-class facility with spectacular amenities,” Todd commented.
