Barrett Block Partners, out of Burlingame, has purchased a 15-story, 229k sf office tower in San Jose for about $132 mil ($575/sf). The building, located at 160 W. Santa Clara St, was sold by Beacon Capital Partners.
The high-rise sits just three blocks east of Guadalupe Pkwy, across the street from San Pedro Square in the heart of the city’s downtown. Constructed in 1988, the tower features efficient 17k sf floorplates, 452 covered parking spaces and 100 surface parking spaces. It has a walkscore of 94.
The building has seen considerable appreciation over recent years as Beacon paid around $101 mil for the tower in 2018. Prior to that, the building sold for $81 mil in 2014.
