Phoenix Office Building Purchased for $43.5 Mil by Albany Road Real Estate Partners


Quattro, a 265k sf, multi-tenant office building in Phoenix, sold for $43.5 mil ($164/sf). The building is located at 4310-4350 E. Cotton Center Blvd, just south of Broadway, a few blocks from I-10.

Quattro is a flex office property located within the prestigious Cotton Center business park. Built in 2002, the property is 92.5% leased to a billion-dollar tenant roster including CVS Health, Freeport-McMoRan, Konica Minolta, Sodexo, and Xerox.

Tracy Cartledge, Bob Buckley and Steve Lindley of Cushman & Wakefield represented the seller, Buchanan Street Partners of Newport Beach. The buyer was Boston-based Albany Road Real Estate Partners.

“With institutional-quality design and construction, a central Cotton Center location, and blue-chip tenancy, Quattro is arguably the finest flex office property in metro Phoenix,” said Buckley. “Exceptionally positioned by Buchanan Street, it should continue to be a high performing asset for Albany Road.”
