Harbor Freight Tools Leases 229k sf in Calabasas


Harbor Freight Tools USA Inc, a national tool retailer, has agreed to a 15-year lease for 229k sf of space at Corporate Center Calabasas. The space will serve as the company’s new corporate headquarters. We’ve been told that the deal is one of the 10 largest leases in the San Fernando Valley and Conejo Valley to date.

Harbor Freight Tools will be relocating from its current location nearby at 26541 Agoura Rd to its new space at Corporate Center Calabasas, which is located at 26565-26709 Agoura Rd along the 101-corridor. The campus consists of six newly renovated office buildings, ranging in size from 38k sf to 93k sf, featuring surface and subterranean parking, a park-like setting and excellent freeway visibility and access. Harbor Freight will occupy four of the buildings on campus.

Tom Dwyer, Michael Slater, Caroline Bigelow and Andres Uribe with CBRE represented the landlord, Majestic Asset Management Inc in the deal. The tenant was repped by Matthew Miller with CRESA. According to CBRE, Majestic has been upgrading the campus to create a professionally designed lifestyle project with modern, in-demand amenities.

Founded in 1977, Harbor Freight Tools is a family-owned national tool retailer. With 1,000 stores nationwide and two new stores opening every week, the company serves more than 40 million customers. Harbor Freight offers a large selection of quality tools at the lowest prices.

The need for quality office space in the region has been increasing. The Greater LA office market’s positive net absorption marked gains during 28 of the past 33 quarters for an aggregate absorption of 15 msf. Activity has been driven by strong demand from tenants and investors alike, according to CBRE Q1 2019 research.
