Sacramento Business Complex Picked Up for $32 Mil

Seagate Properties purchased Creekside Oaks, a 178.7k sf business campus in Sacramento, for $32 mil, or $179/sf. The three-building, Class A complex was sold by Ridge Capital Inc.

Located at 1740-1760 Creekside Oaks Dr, in the South Natomas submarket of Sacramento, Creekside Oaks is positioned near Interstates 5 and 80, and a five-minute drive to the city’s downtown area.

Buildings at Creekside Oaks feature large, flexible floor plates that accommodate office suites ranging from 1k sf to 3k sf in size. Onsite amenities include a deli, conference center, on-site management office, showers and electric car charging stations. The property was 97% leased at the time of sale.

The property was purchased as part of 1031 exchange. Kevin Partington, Adam Lasoff, Steve Hermann and George Eckard of Cushman and Wakefield represented the seller in the transaction. Partington, along with C&W colleagues Sean Mullens and Kris Kamblach, were retained to lease the Sacramento property.
