San Jose Office Building Changes Hands in $28 Mil Transaction


A three-story, 116.8k sf, Class A office building in South San Jose has traded for $28.26 mil, or $242/sf. The property is at 6203 San Ignacio Ave, west of the 101 Fwy and south of Hwy 85.

The building features an extensive glass line, a two-story lobby and both surface and underground parking. The property is currently 100% leased; major tenants include San Andreas Regional Center, Regus and Star Light Community Services.

Located within walking distance of the VTA Light Rail System and just a few miles from the Blossom Hill Caltrain Station, 6203 San Ignacio Avenue offers convenient access to public transit as well as Highways 101 and 85. The property is also located near numerous dining and retail amenities and several new residential developments.

Joe Moriarty, Scott Prosser and Jack DePuy of CBREs San Jose office arranged the sale. The seller was Swift Real Estate Partners, and the property was purchased by 777 Welch Partnership.

The South San Jose office market continues to experience strong demand, with a total office vacancy at a low of 3.1% and a 0% vacancy rate in the Class A market.
