In recent leasing activity on the Westside of Los Angeles, we’ve got two deals to report, totalling close to 100k sf of space. The transactions, with Lionsgate Entertainment and Red Light Management, took place in Santa Monica and Culver City.
In the larger deal, Lionsgate Entertainment signed for 60.2k sf of space at Santa Monica Gateway, a newly developed, Class A creative office campus. The two-building, 200k sf project is located at 2834 Colorado Ave in Santa Monica. Lionsgate will occupy the space for its newly acquired STARZ entity, relocating from Beverly Hills.
Completed in August 2017 by Colorado Creative Studios LLC, Santa Monica Gateway is ideally located in the epicenter of "Silicon Beach," the premier hub for the media and entertainment industry. It is within a short walking distance to the Expo Line, Riot Games, HULU, HBO, Red Bull, Oracle, and the Grammys among others.
The LEED-certified campus features creatively designed concrete, glass and metal structures above a three-level subterranean garage with 640 single-space stalls with secured direct access to tenant floors. Santa Monica Gateway also offers 100 Gigabits Per Second broadband internet service, the fastest, least expensive and most reliable available in Santa Monica and Los Angeles.
JLL's team of Carl Muhlstein, Tom Cherry, Hayley Blockley and Nick Niemann represented the landlord, Colorado Creative Studios LLC, in the lease. Lionsgate was repped by James Travers and Lawson Martin of Travers Cresa. Santa Monica Gateway is able to accommodate a variety of requirements up to 134k sf.

In the Culver City deal, Red Light Management took 26.4k sf of space at C3, a 283k sf, seven-story vertical creative office campus in Culver City. The property is located at 5800 Bristol Pkwy, east of the 405 Fwy and south of Slauson Ave. Red Light Management is relocating from West Hollywood.
JLL’s Muhlstein and Blockley, along with IDS Real Estate Group’s David Saeta and Rob Fuelling, represented the landlord. Red Light Management was repped by Ryan Harding and Jennifer Frisk of NKF.

IDS Real Estate Group, in a joint venture with a fund managed by PNC Realty Investors, is responsible for the development, leasing and management of C3, which is 44% pre-leased. Designed by Gensler to fit the specific needs of trans-media, tech and content-creating firms, the campus offers large floor plates from 33.4k sf to 48.3k sf with high ceilings from 13 feet to 25 feet, allowing for highly customizable space. Large operable window openings and expansive 14’ deep balconies on each floor create highly programmable indoor/outdoor space; and private access to upper floor spaces is provided by skybridges directly connected to the abundant parking.
Onsite amenities include a private fitness center, a fully integrated open courtyard with an outdoor kitchen, gourmet food truck program, conference center, bocce courts, a dog park and an amphitheater ideal for all-staff gatherings. Expedited and discounted Uber service to and from multiple Culver City and Playa Vista locations, including the Expo line, will also be available to tenants.
