$275 Mil Mixed-Use Development Gets Underway in Salt Lake City


SALT Development has started construction of Hardware District, a $275 mil mixed-use, four-building development featuring 466 luxury multifamily units and 260k sf of office space. It’s located on 400 West between North Temple Street and 200 North in Salt Lake City.

The seven-story Hardware West building features 265 residential units including 48 studios, 134 one-bedroom units and 83 two-bedroom units ranging from 450 sf to 1.8k sf. The ground floor will feature 37 two-story brownstone townhomes averaging 1.4k sf. Completion of the Hardware West building is scheduled for February 2018.

The seven-story Hardware East building features 144 residential units, all with 10 foot ceilings, includes 32 one-bedroom units and 107 two-bedroom units ranging from 500 sf to 1.8k sf. The ground floor will feature five three-bedroom, two-story brownstone townhomes averaging 1.5k sf. Completion of the Hardware East building is scheduled for August 2018.

The 10-story, 200k sf Hardware Station commercial building will be seven floors of Class A office space above a three-story, 800-stall parking podium. Hardware Station will connect to the historic Salt Lake Hardware Building via a pedestrian plaza that will also connect to the North Temple Viaduct serving TRAX and Frontrunner light rail.

A short walk away will be Hardware Crossings, a four-story heavy timber and glass commercial building with 60k sf of creative office over a parking podium. It is named “Crossings” for its immediate connection to both TRAX and Frontrunner light rail and UTA Bus stop.

Ideally located adjacent to two light rail systems and one block from the Vivant NBA Arena, Hardware District will provide a luxury live/work environment to Salt Lake City's growing population. Residential units will feature stainless steel appliances; granite oversized dining counters with under cabinet lighting; upgraded kitchen cabinets with soft close doors and drawers; tiled showers and tubs; glass shower doors; single piece toilets; vessel bathroom sinks; luxury bath fixtures; 9- or 10-foot ceiling height on every floor; generous open floor plans; Google Fiber, NEST controls; full-size washers and dryers; walk-in closets with built-in shelving; Anderson composite windows; and solid core doors. Townhomes will feature polished concrete floors; exterior front door; circular steel stairs; and upgraded cabinets with white quartz oversized dining counters

Hardware District, designed by WRNS Studio and Arch Nexus and managed by Greystar, uniquely forges the past, present and future of Salt Lake City. The community will feature resort-style onsite amenities including The Clubhouse and Sports Club with video wall and pool tables; infinity edge pool and oversized Jacuzzi spa; outdoor fireplaces, BBQs, fire pits and 21 gas torches; luxury locker rooms and outdoor showers; hot sauna and massage room; library lounge with bar and two-story water fall; two-story fitness center with life fitness/hammer strength equipment and yoga room; fire and water fountains in courtyard; and parcel pending package delivery system.
