Align Real Estate has purchased Comcast Office Center, a three-building, a 220k sf office property in the Bay Area city of Livermore. The property was sold by Gramercy Property Trust for $59 mil, or about $269/sf.
The 27-acre campus is fully leased to Comcast as its regional HQ. The company’s lease extends through 2024 on a NNN basis.
Comcast Office Center is located at 3011, 3055 and 3077 Comcast Place, north of I-580 and east of I-680, within the Bay Area’s Tri-Valley region. The location offers access to the Bay Area' s major transportation corridors including Interstates 580 and 680, as well as Highway 84. It is also near the Pleasanton BART station with service to San Francisco and the greater Bay Area.
Michael Leggett, Scott Pertel and Gerry Rohm of HFF brokered the deal, representing the seller and also locating the buyer. Gramercy had acquired the asset in 2009.
