Westcliff Tower, an eight-story, 81.3k sf office building in Las Vegas, sold for $18.25 mil ($225/SF). The building is located at 6900 Westcliff Drive, just off of Rainbow Blvd near the US95 and Summerlin Pkwy.
The property was sold by Westcore Properties, who, during their ownership, enhanced the property, spending more than $1.5 mil on common area and building systems improvements. Currently, the building is fifty percent leased by Bank of America, whose signage cannot be missed when driving along the heavily traveled US95. The building has a desirable location close to the court systems downtown, which are within a 10-minute drive.
Charles Moore, CSM, Marlene Fujita Winkel, CCIM and M. Laura Hart of CBRE’s Las Vegas office represented Westcore in the transaction. The buyer, Westcliff Properties LLC, did not have broker representation.
