El Segundo Creative Office Redevelopment Project Completed

Construction has been completed on The Station, a 54k sf office building in El Segundo. The building, located at 2201 E. El Segundo Blvd, east of Sepulveda Blvd at Nash St, is owned by Montana Avenue Capital Partners LLC.

Ware Malcomb provided architectural and interior design services for the redevelopment project, which transformed the existing single-tenant, two-story building into a multi-tenant creative office space rich with amenities including a café, outdoor site features, fire pits and electric vehicle charging stations. Park West Construction is the general contractor for the development.

“This building has been transformed into an edgy creative office with great visibility and presence on the highly traveled El Segundo / Nash intersection,” said Radwan Madani, Principal of Ware Malcomb’s Los Angeles office. “We have created a collaborative work environment with innovative design elements including outdoor amenities and work spaces, exposed ceilings, and enhanced day lighting through the use of skylights and large glass openings. It is a design that truly responds to the way companies and employees are working today.”

Conveniently located across from the El Segundo Metrolink Green Line station, The Station’s new building image was created to ensure it would not be hidden behind the existing elevated Metro stop. This was accomplished by adding architectural massing on the east end of the building, creating access to 1st and 2nd floors while integrating with an adjacent informal seating area and water wall. In addition to the enhancement of all exterior building entries to allow for multiple entry points to serve multiple tenants, the renovation included expanding the upper floor by 1k sf, updating the exterior lighting, parking lot improvements, and a complete landscaping renovation.
