Colorado Office Asset Goes for $326/sf

In a recent Colorado office buy, Newport Beach-based KBS Real Estate Investment Trust III purchased Village Center Station, a 234.9k sf, LEED Gold-certified building in Greenwood Village, for $76.7 mil ($326/sf). The nine-story building is located at is 6380 South Fiddlers Green Circle, south of Orchard Rd on the west side of I-25.

Built in 2009, Village Center Station is directly connected to the Arapahoe at Village Center light rail stop in Denver’s southeast region. The property includes a number of restaurants and retailers, in addition to a 786-space parking structure.

“Village Center Station is one of the premier light rail-served office projects in the Denver metroplex and is a perfect example of the live, work, play environment that we’ve been trying to acquire across the country,” said KBS Regional President Rodney Richerson.

Cricket Communications is one of the larger tenants at the property. Mike Winn and Tom Richey of CBRE of brokered the transaction.
