In major development news out of the Inland Empire, Hillwood Investment Properties recently broke ground on Alliance Gateway South Building Three, a 1.1 msf addition to its highly successful AllianceCalifornia development in San Bernardino.
AllianceCalifornia Gateway South Building Three is in the heart of the Inland Empire’s industrial marketplace and is the largest speculative industrial building under construction in San Bernardino County. The state-of-the-art 1.1 facility is located at 555 Orange Show Rd, and has immediate access to three major freeways — the I-10, I-215 and the I-210, all major surface transit routes for cargo carriers.
Gateway South will feature 36-foot warehouse clearances, ESFR sprinklers, cross-dock loading with 215 dock-high loading doors, 588 trailer parking spaces, and two concrete secured truck courts of 185 and 240 feet, respectively. The warehouse is situated on approximately 50 acres and is part of Hillwood’s larger 2,000-acre AllianceCalifornia trade and logistics center that has transformed and revitalized the region and community.
The project is located two miles from BNSF’s Intermodal Container Facility and is immediately accessible to San Bernardino International Airport, which has its own U.S. customs office, a 10,000-foot runway and is ideal for air cargo. Major corporate neighbors include Amazon, Mattel, Kohler, Pactiv, Pep Boys, Kohl’s and Stater Bros.
Ian DeVries and Chris DeVries of Colliers International are the exclusive agents for Hillwood. PCCP LLC provided the non-recourse senior loan to Hillwood for the construction of the property, which is scheduled for completion in December 2015.
“We envision the project attracting Fortune 1000 tenants as earlier phases of AllianceCalifornia have done,” said Magness, who is overseeing the development for Hillwood. “Within the immediate vicinity of Building Three are warehousing and distribution centers for some of the largest online retailers in the nation, as well as direct-to-market retailers. With the immediate access to air, rail, and freeways, the development is suitable for all types of companies.”
“The City of San Bernardino is a pro-growth local government with an experienced and motivated city permitting agency,” added DeVries. “The area is extremely favorable for tenants with an inexpensive and growing labor pool and state and local tax incentives, including the Port of Long Beach Foreign Trade Zone (FTZ) status, which is another positive element for prospective tenants.”
