Belmar Apartments, a new 160-unit, affordable housing complex in Santa Monica, has opened to the public. The project, a development of NY-based Related Companies, is located at 1725 Ocean Ave and is part of Related’s $350 mil Ocean Avenue South mixed-use mixed-income condominium/apartment village on Ocean Ave and Olympic Dr.
Developed in a partnership with the City of Santa Monica and Community Corporation of Santa Monica, Belmar was designed by KTGY Group Inc, Architecture + Planning. It is located directly across the street from the new six-acre Tongva Park and near Santa Monica's well-known Third Street Promenade. Belmar is already 100% occupied and has a waiting list for future residences.
Belmar is a six-story project that contains live/work studios and one-, two- and three-bedroom units. The project’s ground-floor live/work studios have large roll-up tempered glass doors to allow the resident artists to interact directly with the public and display their work.
"One of the highlights of the community is the new 'Living Street,' which showcases artists on the walking street through the center of the village, providing pedestrians with a connection from Main Street to Ocean Avenue through a great assortment of retail, restaurants and outdoor dining, and public art. Some artists are already displaying their work in their live/work studios," Texter said.
Belmar also offers residents a fitness center, computer lab, outdoor lounge and barbecue grills, bike storage and a resident community room. The subterranean parking garage configuration and elevator system have been designed to serve specific buildings within the complex so access is convenient for each resident.
KTGY is the architect of record for both Belmar Apartments and the 65-unit luxury condominium residences at Ocean Avenue South, The Waverly. KTGY worked in collaboration with Koning Eizenberg Architecture of Santa Monica, Belmar's concept design architect, and The Waverly's concept design architect, Moore Rubel Yudell of Santa Monica. Belmar achieved LEED Gold certification, according to KTGY's Principal Chris Texter, AIA, LEED AP.
