Bixby Land Company has completed a $25 mil, 114.2k sf office development in the South Bay city of El Segundo. The five-story building, located at 2101 El Segundo Blvd, east of Continental Blvd, just opened last month with 50 percent of its space either leased or committed.
“2101” features a stunning lobby lounge area with appealing architecture and custom music tracks, a place where guests and tenants are more likely to be greeted by a barista than a security guard in an ill-fitting suit. Bixby is in final negotiations with a ground-floor restaurant tenant that will also operate the lobby bar.
Shubin + Donaldson Architects designed the vibrant, urban work place where creativity and collaboration are fundamentally promoted. Polished concrete floors and exposed ceilings convey a gritty yet refined atmosphere that is accented with natural materials.
Bixby has signed leases with several tenants, including Exponential Interactive, Cove Street Capital and AMA Consulting Engineers. Another 20 percent of the building is pending final signature with two additional tenants. Bill Bloodgood with CBRE and Tony Ranger with Madison Partners represent the building in leasing activity.
