Coast Income Properties Inc closed on a large Carlsbad office buy, paying $29 mil for Pacific Ridge Corporate Centre, a two-building, 121.5k sf ($239/sf) project located at 5780 and 5790 Fleet St, east of I-5 and north of Palomar Airport Rd.
Located in the Carlsbad Ranch office district, Pacific Ridge Corporate Centre won BOMA’s The International Office Building of the Year award in 2007. The Class A project was designed by architect Brian Paul and developed by Spieker Properties in 1999. It was roughly 84% leased at the time of sale.
Louay Alsadek, Evan August, Larry Cambra and Roger Carlson of CBRE represented Coast Income Properties. The seller, Brandywine Realty Trust, repped itself in the deal.
“Pacific Ridge Corporate Centre has attracted the most prominent Carlsbad tenants since it was built due to its location, design, efficient floor plates and ocean views,” Alsadek said. “This purchase is the largest office investment transaction in North County this year.”
