Transpacific Development Company (TDC) is set to start work on a new Class A office building in Cerritos, having executed a $25 mil lease with the local law firm of Atkinson, Andelson, Loya, Ruud & Romo, which will occupy 60% of the new structure when completed in the spring of 2009. The building is to be constructed on the last major undeveloped office parcel in Cerritos Towne Center and, once built, will complete the business campus, which was first started 20 years ago.
The five-story, 104k sf building, to be located at 12800 Center Court Dr, will be the seventh office building developed by TDC in Cerritos Towne Center. According to Thomas G. Irish, President of TDC, the company had been working on various plans for the site over the past few years, but securing Atkinson, Andelson as the anchor tenant allowed TDC to design a building that would focus on the law firm's needs. The firm will initially be leasing 64.6k sf, consisting of the entire second, third and fourth floors of the building, with expansion rights for the remaining space.
For Atkinson, Andelson, which is relocating from elsewhere in Cerritos, leasing at the new building enables the firm to plan their new headquarters from the ground up, incorporating new technologies that weren’t around 10 years ago. The fact that they’ll be very near such amenities such as restaurants, retail, the hotel and the Cerritos Center for the Performing Arts in the Towne Center helps create a positive environment for the firm’s employees, clients and visitors.
The building, developed on 3.45 acres of land leased from the City of Cerritos, will feature a striking contemporary design with a colored-glass and metal exterior and an aluminum dome topped by a 16 foot stainless steel sculpture. It was designed by John Spohrer of Archisystems International of Brentwood. Millie and Severson, of Los Alamitos, will be the general contractor.
William Hugron of Ashwill Associates represented Atkinson, Andelson, Loya, Ruud & Romo in the lease transaction. Rick Warner and Andy White of CB Richard Ellis, along with Alan Pyenson of TDC, represented the landlord. CB Richard Ellis will market the remaining space in the building for lease.
