Over 400k Square Feet Try on UGGs for Five years

In a major Ventura County distribution lease from a couple of weeks ago, Deckers Outdoor Corp inked a five-year deal for a 423.1k sf facility located at 3175 Mission Oaks Blvd, east of Lewis Rd and just north of the 101 Fwy in Camarillo. The value of the lease was not disclosed.

The transaction enables Deckers to increase its presence in the area by adding to two other properties they currently occupy in Ventura County: a 300k sf facility located at 3001 Mission Oaks Blvd and a 125k sf distribution facility located at 4880 Colt St, also in Ventura. In addition, Ochoa and Harris re-negotiated an existing Deckers lease at 3001 Mission Oaks Blvd for an additional three years.

John Ochoa and Grant Harris of Lee & Associates represented Deckers, an international footwear manufacturer. Based out of Goleta, the publicly held company markets footwear under the UGG® Australia, Teva® and Simple® shoes brand names and is ranked No. 9 on Forbes' 2007 list of 200 Best Small Companies. In 2006, the company was ranked at 80. Deckers builds niche products into global lifestyle brands by designing and marketing innovative, functional and fashion-oriented footwear, developed for both high performance outdoor activities and everyday casual lifestyle use.

Formerly owned by Technicolor, the 3175 Mission Oak property was purchased by Los Angeles-based Sandstone Properties this year after Technicolor downsized its operations. The landlord was represented by Sam Wagner and Douglas Hansford with TOLD Partners.
