In what is said to be one of the largest office lease signings in Chino Valley, Jacuzzi Brands Corp, the well-known manufacturer of hot tubs and other related products, inked a six-year lease for 30.8k sf of office space at The Shoppes at Chino Hills, a 750k sf master-planned project incorporating retail, office and a new civic center in Chino Hills.
Slated for occupancy in August 2008, Jacuzzi will relocate its world headquarters from nearby Chino to the second level of The Shoppes at Chino Hills. Situated above retailers, the space will include a luxury showroom, a private entry, operable windows, a balcony overlooking the Chino Valley and immediate access to more than 70 retailers set to open their doors at The Shoppes at Chino Hills on May 23, 2008.
Jeff Hill, Vice President of Real Estate Development at Opus West, noted that the Jacuzzi lease is significant for the new lifestyle center. “Jacuzzi’s decision to relocate its world headquarters to our center is indicative of the company’s continued growth and commitment to the region as well as the favorable, dynamic environment that we’ve created at The Shoppes,” he said. “Employees and patrons will benefit from not only the high-end design and construction infrastructure of this project but also from the myriad of onsite amenities and dining options that make this project truly superior.”
Taylor Ing and Michael Day of CB Richard Ellis represented both Opus West and Jacuzzi in the transaction. The value of the deal was not given out.
Designed by internationally known architect Altoon + Porter, The Shoppes at Chino Hills is situated on 50 acres and will feature a 400k sf regional center, 60k sf of office space built over retail, 250 units of housing, a new civic center, a community library and police station. With a master-plan totaling 750k sf, the project will create a unique downtown experience for the City of Chino Hills. This includes outdoor shopping along landscaped streets, allowing store adjacent parking. One component of the site will be designed as a pedestrian-only promenade with shaded seating areas and fountains.
Chino Hills’ growing population, housing density and upscale demographics are attracting a strong tenant line-up of lifestyle retailers and restaurants to The Shoppes at Chino Hills. In addition to Jacuzzi, the tenant roster currently features more than 50 lifestyle retailers including H&M, Barnes & Noble, Banana Republic, P.F. Chang’s China Bistro, Trader Joe’s, Peet’s Coffee, American Eagle Outfitters, Lululemon Athletica, Sunglass Hut, Jos A. Bank, Gymboree, The Walking Company, Active, Pinkberry, California Pizza Kitchen, Aveda Salon, J. Jill, PacSun, Yard House, Chico’s, White House | Black Market, New York & Company, Ann Taylor Loft, Victoria’s Secret, Bath & Body Works, Wood Ranch BBQ & Grill, Brighton Collectibles, The Buckle, Claire’s, Chipotle, Panera Bread, and Solstice.
