Moving forward to meet anticipated demand for office space in the Conejo Valley, Westlake Village’s City Council recently approved plans for Opus Corporate Center at Westlake Village, a $180 mil, 435k sf development. The mixed-use project will feature twin Class A, four-story office buildings, three free-standing restaurant pads, a 45k sf fitness facility and 8k sf of service retail.
Situated on 21.5 acres of land, Opus Corporate Center at Westlake Village is located off the 101 Fwy at Lindero Canyon Rd. The project is slated to break ground this April with completion anticipated in first quarter 2009.
With strategic freeway access and an array of onsite amenities and services, the space will serve the community-at-large and be suitable for corporate headquarters tenants. The office buildings will encompass 361k sf of space and will be targeted to financial, technology, healthcare, banking and insurance industry tenants seeking a professional campus environment.
To maintain the character of the site, Opus West is incorporating existing oak trees (sort of a given since removing existing Oak trees is frowned upon) into the design. Between the four-story office buildings, a landscaped pedestrian promenade will connect the offices with a covered parking deck, and provide emphasis on a vehicular motor court highlighting one of the site’s prominent oaks.
Stuart Morkun, Opus West Director of Real Estate Development, points out that “The project’s fitness center, restaurants and shop space will provide amenities and services for the greater community, for occupants of the project and for nearly 500k sf of adjacent office buildings. As the last major office parcel to be developed in Westlake Village, the project will be attractive to major corporations seeking modern institutional quality office space.”
Opus is sticking in-house for most of the major players on the project – Opus Architects & Engineers is the project designer, while construction will be by Opus West Construction Corporation. CB Richard Ellis has been named exclusive leasing agent for the project, with Nicholas Gregg and Michael Slater comprising the office leasing team and David Rush leasing retail space.
