Landmark Companies is currently in the pre-lease phase of Landmark at the Meadows, a Class A industrial warehouse project under development in Mesquite, TX, a suburb of the Dallas/Fort Worth area. The two-building speculative industrial project is located at 2601 E. Meadows Blvd. and 2401 E. Meadows Blvd.
Building II, a 139.3k sf property, has already secured a 78k sf lease with Lowe’s. The nearly 56% pre-leased facility includes 32-foot clearings and bays roughly every 50 feet, with a 60-foot speed bay.
JLL’s Kurt Griffin and Nathan Orbin represented Landmark in the transaction. The team is also handling the remaining space in Building II and Building I, a 216k sf building located next door, which is under construction and anticipated to be delivered in 2024.
“The deal with Lowe’s is for a last mile fulfillment operation, which the home improvement retailer has been rolling out nationally. Their lease took a portion of building II, a front park, rear load building,” said Griffin, who notes tenant interest is strong for the remaining space.
CEO Julia Baytler leads Florida-based Landmark Companies and is actively developing properties in Texas, Florida, and Colorado. The company’s portfolio includes a 3,000-unit multifamily portfolio and 1 msf of industrial development.
