LDK Ventures plans to build a three-building, 345k sf industrial park in Nampa, ID, approximately 20 miles west of Boise. The project, located at the corner of Madison Rd and E Cash Lane, is being funded with a $37.4 mil senior loan provided by PCCP LLC.
To be called Madison Logistics Center, the development will be a Class A industrial project featuring three single-loaded warehousing and distribution buildings. Each building will total 115k sf and will offer users 32’ clear heights, excess trailer parking, and convenient access to I-84, which is the primary East-West highway serving the Boise region. Each building will be designed for flexibility in order to accommodate a single-tenant or several tenants with the ability to demise the space down to a 22.9k sf suite.
LDK Ventures acquired the 20.1-acre site in May 2021 and then worked to fully entitle the site for its current development plan. With all approvals and the loan in place, construction has now commenced with completion of all three buildings anticipated by April 2023.

The Boise industrial market is performing exceptionally well with low overall vacancy – the greater market is 1.1% vacant and Madison Logistics Center’s local submarket is 0.4% vacant. This has been driven by favorable market fundamentals in the Boise MSA, and Boise itself is reachable within a 17-minute drive from the property via I-84. Additionally, I-84 is the major Pacific Northwest highway that connects Vancouver, Seattle, Portland, Boise, and Salt Lake City, making access to this interstate critical for companies and distributors who desire to service this region. From Nampa, Seattle is a nine-hour drive, Portland is 6.5-hours away, and Salt Lake City is 4.5-hours away, placing three of the largest northwestern U.S. markets within a day’s drive of Nampa/Boise.
