Trammell Crow Company has acquired a 68-acre development site in Goodyear, AZ for the development of Cotton Lane Commerce Park. Located at the Southwest corner of Elwood St and South Cotton Lane, the project will contain 975k sf of Class A logistics space.
The project design will include both cross-dock and rear-load buildings with 36’ to 40’ clear height, ample trailer and auto parking, and frontage along Cotton Lane and Elwood St. The site is also served by the Union Pacific Rail line.
“Cotton Lane Commerce Park is designed to accommodate users ranging from 50k sf to 750k sf, including the option for a rail-served building,” noted Brady Maus, a Senior Associate in the firm’s Phoenix office. The Phoenix area has seen consistent demand from rail users in the last 24 months and this project will be well positioned to capture that demand.”
Rusty Kennedy and Pat Feeney of CBRE will handle the marketing and leasing of the project. Construction is slated to begin in the third quarter of 2022.
