ViaWest Group has broken ground on Central Logistics Center, a 25-acre land site at the southeast corner of Central Ave and Buckeye Rd, just south of Downtown Phoenix and just west of Phoenix Sky Harbor Airport.
The project currently includes over 12 acres of vacant, developable land; a fully leased, 196.7k sf, 30’ clear, cross-dock warehouse; and a vacant 76.3k sf freezer storage facility in need of renovation.
New construction started this year consists of a 32’ clear height, 94.1k sf, Class A industrial building, divisible to two tenants; a 71.6k sf industrial warehouse adjacent to the existing cold storage facility; and a full renovation of the site’s cold storage facility which will upon completion be a Class-A freezer building with a state-of-the-art, highly efficient refrigeration system.
John Werstler and Cooper Fratt of CBRE in Phoenix are handling the leasing of the project.
“Given the infill location, it’s an excellent redevelopment project that includes brand new cold storage space as well as high-cube distribution space, both of which are severely underserved in the Central Phoenix Industrial Submarket,” said Fratt.
Central Logistics Center benefits from excellent access and proximity to four major freeways, including I-17, I-10, SR 51 and Loop 202, pulling from a wide and diverse labor pool. As well, its location within an Opportunity Zone could result in substantial tax benefits for businesses choosing to locate in the project.
