Two medical office buildings totaling 50k sf in Westlake Village sold for $29.95 mil, or about $599/sf. The assets were purchased by Welltower in an off-market transaction.
The buildings, located at 1220 and 1250 La Venta Dr with easy access to the 101 Fwy, are fully leased and anchored by UCLA Health and Providence St. Joseph Health.
Evan Kovac, Andrew Milne and Trent Jemmett with HFF represented the seller, Nadler Cypress Holdings2 LLC and La Venta LLC. Anchor Health Properties will be providing property management services for the buildings.
The city of Westlake Village has extremely high barriers to entry and robust demographics with an average household income of approximately $154,000 and a median housing value of more than $1 mil.
