Work Started on 1.26 msf Inland Empire Industrial Facility

Panattoni Development Company Inc, in partnership with PGIM Real Estate, has started construction on Building 1, a free standing 1.26 msf industrial building at the Rialto Fulfillment Center. The property is located at 3520 S. Cactus Ave, just north of I-10 at Valley Blvd.

Rialto Fulfillment Center is a two-building, LEED® Gold (planned) 2.25 msf, state-of-the-art fulfillment and distribution complex situated on approximately 122 acres. Located in the heart of Southern California’s Inland Empire industrial market, the property is immediately adjacent to FedEx’s main Ground Facility Campus and minutes from UPS' Meridian Hub and Regional Air Hub.

Building 1 is a freestanding, cross-dock facility with internal truck drive around capability. The structure will feature 40’ minimum warehouse clearance height (6” inside the first column), ESFR sprinkler system, 8” minimum flat (no slope) Ductilcrete warehouse slab, 56’ x 60’ typical bay spacing with 70’ speed bays and 4,000 amp building service (with base infrastructure for 12,000 amps).

Rialto Fulfillment Center has been designed to meet the unique needs of e-commerce users, who need the extra floor space, flat slab, and a higher ceiling height for maximum storage racking and specialized equipment to quickly breakdown bulk shipments and prepare goods for distribution. Additionally, Building 1 will have exceptional loading capabilities with 196 dock-high doors, four grade-level loading doors, two fully secured truck courts (185’ to 439’ 7”), 544 off dock trailer stalls, and 685 auto parking stalls. Construction is scheduled to be completed in the 4th Quarter of 2019.

"We continue to see strong demand for modern big box industrial buildings throughout the Inland Empire. The current vacancy for buildings 1 msf and greater is approximately 2%. Relative to supply, the 1 msf and greater size segment is the hottest segment in the Inland Empire with the most limited supply and greatest demand," said Jacob LeBlanc, partner with the Orange County/Inland Empire Panattoni office. "Rialto Fulfillment Center is perfect for a 3PL, e-commerce or fulfillment company to occupy one of the premier projects and cross dock facilities in the Inland Empire."
