Ursa Major Technologies has signed a long-term lease for 15k sf to anchor Mass Equities Inc’s (MEQ) first building at, “Park 4040,” MEQ’s new, creative flex/office park in Frederick, CO. Located at 4040 Salazar Way, fronting I-25 highway in Weld County, Park 4040 is part of the continuing expansion into promising Colorado markets that is a top priority for MEQ.
Ursa Major Technologies, a manufacturer of turnkey rocket propulsion solutions, will occupy approximately 60% of the 25k sf building. In addition, Ursa Major is ground leasing 1.75 acres in the park where it will build an additional testing facility onsite.
The space will be utilized as Ursa Major’s new headquarters, where the firm will design and assemble state-of-the-art liquid propellant rocket engines for a number of commercial and defense applications. Ursa Major’s business is built around providing turnkey solutions for a historical technical hurdle by offering “off the shelf” rocket engines.
Park 4040 is a 13+-acre development site located at the northwest corner of I-25 Frontage Road and Salazar Way, approximately one mile south of Hwy 119. MEQ is projecting to develop on five lots with up to 156k sf of flex and industrial space, with the first phase already under way. Park 4040 will also include an adjacent, outdoor staging and storage area, as well as ample parking. Completion of construction is slated for December 2018.
Jason Kruse, of Colorado Group Inc is the listing agent for Park 4040. According to Kruse, the property is attracting interest from national and local enterprises and MEQ is currently in lease negotiations with several prospective tenants.
