Westlake Village Office Property Trades in $12 Mil Deal


In an office investment sales comp out of the Conejo Valley, Abington Emerson Investments LLC paid $12 mil for a 60.5k sf ($198/sf), multi-tenant building in Westlake Village. The seller was a private investor.

The property is located at 2475 Townsgate Rd, adjacent ot the south side of the 101 Fwy off Westlake Blvd. It is leased to The Walking Company, for its corporate headquarters, along with Yoga Works and other tenants.

Mark Leonard, Mike Tingus and Grant Fulkerson, SIOR, with Lee & Associates-LA North/Ventura represented the seller in the deal. The buyer was repped by Greg Pill of TriNet Investments.

“Both Walking Company and Yoga Works just renewed their leases, accounting for about two thirds of the office space in the building,” said Leonard. “That, and the excellent location off Lindero Canyon Road with many nearby amenities, made this property highly desirable.
