Trammell Crow Company Starts Work on 1.5 msf Industrial Project in Riverside

Trammell Crow Company's (TCC) SoCal—Newport Beach Business Unit has begun construction on Columbia Business Park, a new Class A, 1.46 msf spec industrial development located in the city of Riverside. TCC was selected for the project by Washington Capital Management Inc, advisor to property owner Operating Engineers Pension Trust, Local 12 (Operating Engineers), as the master developer for the 72-acre project.

Construction of the three-building biz park will be phased to provide ultimate flexibility. The first phase includes the construction of a 1 msf distribution center (Building 1) on 46 acres along with grading, site work, and design of a 371.2k sf distribution center (Building 2) on the adjacent 19 acres.

The phased construction of Building 2 provides the flexibility to develop additional parking or trailer storage for Building 1, which will feature 37-foot clear height, 8-inch concrete “level” floor slab, 185-foot deep secured truck courts, ESFR, designated truck queuing lanes, and offices to suit. The second phase includes the development of the adjacent seven-acre parcel, which could provide additional parking, trailer storage, or accommodate a planned 86.9k sf building (Building 3).

The site is located in Riverside’s prestigious Hunter Park industrial corridor. The site provides direct access to I-215, CA 60, CA 91, and I-10, and is a short distance from the Hunter Park/University of California Riverside MetroLink station, which provides commuter rail access to the Greater Los Angeles metropolitan area.
