Here’s the scoop on a couple of recent sale transactions from Las Vegas, one an office buy and the other a retail trade. In both transactions, the sellers were represented by Charles Moore and Marlene Fujita-Winkel out of CBRE’s Las Vegas office.
In the office deal, Universal Health Realty Income Trust paid $15.25 mil for a 44.9k sf ($340/sf) medical office building at 2704 N. Tenaya Way. The building was 100% leased to United Healthcare Group. It was sold by Tierra Nevada LLC.
In the retail transaction, Lake Webb Plaza LLC paid $1.825 mil for a 15.1k sf ($120/sf), vacant building formerly occupied by Fresh & Easy at 9350 W. Lake Mead Blvd. It was sold by Jefferson-Pilot Investments Inc. According to Fujita-Winkel, the former Fresh and Easy locations are situated in desirable neighborhoods, making them attractive to retail operators.
