Texas-based Hines has announced plans for a new 23-story office tower in Houston’s Victory Park. The 470k sf tower will be located at 2371 Victory Ave, just north of Hines' One Victory Park development.
The Class A office building will offer future tenants a desirable location with superior access to major highways, immediate proximity to the DART Light Rail at Victory Station, the popular Katy Trail, and great entertainment and housing options within the resurging Victory Park. The building will have prominent visibility along Interstate-35 and include 15 levels of office space with panoramic views of Uptown, Downtown, American Airlines Center, Design District, Trinity River, and the impressive Margaret Hunt Hill Bridge. Tenants can expect a strong amenity base featuring a 7k sf fitness center, a 6k sf conference center, on-site restaurant and café, and rooftop function terrace.
Construction on the building is expected to begin in the fourth quarter of 2014 with completion estimated for the first quarter of 2017. Cushman & Wakefield has been retained to direct leasing and marketing for the property.
Designed by Duda/Paine Architects, the stunning sloped crystalline structure will feature 29k sf, rectangular floor plates, 10-foot floor-to-ceiling glass and ample parking. The top of the building will slope up toward Victory Ave and incorporate architectural lighting features. The lobby of the building will be featured through a glass wall along Victory Ave with a setback entry facing south toward a plaza and garden space, as well as a generous drive for vehicular drop off.
Hines Southwest Regional CEO Mark Cover stated, "This project will be a true 'next-generation' office building, utilizing best practices we've learned from our previous developments in Houston, Dallas and around the world."
Hines entered the Dallas market in 1982 with the development of the Galleria mixed-use complex. Other notable Hines Dallas-area developed and acquired projects include: Galleria North, One Victory Park, Chase Tower, Las Colinas developments and Southlake Carillon. Currently, the firm owns and manages more than 2.8 msf in the area.
