Relevant Group’s 190-Room Boutique Hollywood Hotel Planned for Completion in 2020

Construction is underway on the Thompson Hotel, a 190-room hotel project in Hollywood. Construction of the luxury, boutique hotel, a development of Relevant Group, is being financed with a $63 mil loan provided by Calmwater Capital.

The Thompson Hotel is located at 1541 Wilcox Ave, less than one block north of Sunset Blvd. It will offer a rooftop swimming pool, a rooftop restaurant and bar, fitness center, as well as a ground floor restaurant concept in partnership with Rodrigo Oliveira, one of Brazil’s most celebrated chefs. Completion is scheduled for 2020.

This is Calmwater’s second partnership with the Hollywood-based developer, after the highly successful Dream Hotel project in Hollywood that included the TAO Restaurant and the Avenue Nightclub, just one block east of the Thompson Hotel. The Relevant Group, led by Richard Heyman, Grant King, and Andrew Shayne, plans to continue to transform the area with the introduction of these high-profile projects.

“Hollywood has evolved into a world-class destination, with high profile corporate tenants, such as Netflix, Viacom, and Buzzfeed, signing long-term leases in the market. With over 6 million unique visitors coming to Hollywood annually, 37% of whom are from international markets, we have a positive outlook for Hollywood’s hotel market,” said Tristine Lim, vice president of Calmwater Capital.

Recent office developments in Hollywood, such as ICON/CUE at Sunset Bronson Studios and Columbia Square, have added nearly 1 msf of Class A office space to the neighborhood. As demand for studio and creative office space flourishes in direct correlation to the spike in output of digital content by streaming media services, the Hollywood market is currently seeing a plethora of density-driven development projects to serve business, residential, and tourism markets. The Thompson Hotel’s central location will attract both business and leisure travelers, given its proximity to key tourist attractions such as the Hollywood Walk of Fame, the Pantages Theatre, and the Hollywood Bowl.

London-based Tara Bernerd & Partners designed the hotel by drawing upon the world of old-school Hollywood glamour whilst maintaining a contemporary and stylish approach. The hotel will be managed by Two Roads Hospitality, an international lifestyle hotel management company that was recently acquired by Hyatt Hotels Corporation.
