Pacifica Real Estate Group recently secured $34 mil in senior financing for the refinance and leasing of East Gateway Centre, a 230k sf office project in the Phoenix’s 44th Street Corridor submarket. The loan was provided by PCCP LLC.
Built in 2001 and 2005, East Gateway Centre is a Class A project consisting of two four-story buildings. It is situated on a 10.0-acre site at 4646 and 4686 East Van Buren St that also includes both surface and structure parking.
The property is near the northeast corner of 44th St and Van Buren St, a location that offers access to all areas of the Phoenix market. Additionally, it is less than three miles from Phoenix Sky Harbor International Airport and is less than a half-mile from the 44th St/Washington stop of the Valley Metro Light Rail System. Numerous retail, restaurant, and hotel options are located within three miles of the property.
Brad Sevier and Nate Carlson with Highland Realty Capital arranged both the senior loan and a mezzanine loan that was provided by Pearlmark.
